After a much-awaited two-year wait, the new master plan for Raipur city has finally been unveiled, designed meticulously to accommodate the burgeoning population of 30 lakh people, encompassing 106 villages within its scope. The city’s total area is set to expand significantly to 50,072 hectares, with a proposed development of 35,553 hectares, accounting for an impressive 70 percent of the overall investment area.

One of the highlights of the master plan is the construction of 100 new MR roads surrounding Old Dhamtari Road, New Dhamtari Road, Balodabazar Road, and Bilaspur Road. With widths ranging from 30 meters to 60 meters, these roads are set to transform the connectivity and accessibility of the developed lands.

In terms of residential land allocation, the new master plan suggests dedicating 13,842 hectares to Balodabazar, Mahasamund, and Dhamtari Road, ensuring a well-planned and vibrant residential landscape.

In comparison to the previous plan, which catered to a population of 25 lakhs over 16,000 hectares, the current master plan has taken into account the projected population growth of 30 lakhs, resulting in a more comprehensive coverage of 503.67 square kilometers.

Prepared under the Master Plan 2031 by the Town and Country Planning Department, the new master plan envisions the southern area as the focal point of development. It outlines a strategic approach towards Dhamtari, Mahasamund, and Bilaspur for the city’s progress, with the southern region taking center stage as the hub of development.

Diverse and specialized zones have been proposed to enhance the city’s growth. An industrial center towards Bilaspur, a logistic hub at Balodabazar Road, and a residential and education hub along Dhamtari Road are among the exciting projects envisioned.

Taking lessons from the previous plan, the new master plan prioritizes balanced growth and utilizes the land more efficiently, with the city’s total area expanding to 5,155 sqm. It addresses the shortcomings of the previous plan, particularly in the entertainment sector, where uncontrolled development resulted in only 241.03 hectares of the proposed 1,610 hectares being realized.

With a careful amalgamation of successful elements from the previous plan and forward-thinking additions, the new master plan stands ready to propel Raipur city towards a dynamic and sustainable future.
